You couldn't afford the extra 50m need to own the stadium outright, without involving an impoverished London council to take market risk on your behalf.
And with that LBC LINK, it appears you still cannot.
But that aside, being perpetual tenants of somebody elses' premises saves you property costs, and allows the NRE from selling the Boleyn ground to be invested in purely football things. Which could well end your perennial PL relegation / yo-yo fights.

If i were a fan of a club moving into a stadium like the OS, i would be dreading it. Whilst it may have alot of seats, the demand for the seats will dramatically reduce due to the poor view from across the running track.
If you werent embarrassed enough by not being able to sell season tickets as it is (even with adverts in local papers within a 10 mile radius), plus having to make way for athletics competitions mid-season, it will get a whole lot worse when your team are running out to fake cheers from the tannoy rather than fans attending.
