That the club are planning to sell the Euxton Training Facility and move everything to Lostock, so all team affair are held in one facility? Makes sense really as I could never understand why we had 2 training facilities!
I also hear the valuation for Euxton is circa 75 million which means Big Ed will be getting 75% of his invested capital back and the clubs debt burden would be down to a manageable amount.
Could be a good move for the club and especially for the kids as the new manager will actually get a good look at them. Whats your thoughts?

It is really stupid to have the youth and first team at completely different training facilities though. It's probably why we are so hesitant to give our kids a chance in the first team. They must have zero experience with our senior players.

The 75m thing is comical. I've been on a tour of Euxton as some of you know. Ten acres sounds about right. The whole thing, including car parks, is about the size of 4 football pitches. It's on a road next to a college sell out of the way.

According to the Valuation Office Agency's 2011 survey of land values, the value of land for residential development in the Manchester area is on average about £1.35m per 0.5 hectares. 10 acres is about 4 hectares, so if this land would be likely to get planning pernmission for residential development it might be worth somewhere around £10m.

The problem with any valuation is, if you think logically, is someone has to pay for it, and then develop on it, and then sell what theyve developed. Nobodies really developing, nobodies really buying land, apart from Supermarkets.
Potentially an Asda might be interested, or even tesco, tesco have a sight a mile away, but they like to buy land, to simply stop other i.e competitors building on it. Thats the only realistic option.

If some sporting organisation bought it as a going concern, it could fetch over 7.5M, the training facilities are world class. The cryo-treatment chamber alone is worth hundreds of thousands.

What about the area around Euxton? Could we own all the land around it as well? Incase we wanted to expand etc, likely I would have thought..god knows where £75m has come from though, unless we own about 2 miles worth!
