Tooting is a much improved area that you can still find good value.

The only downside is the Emirates is around the corner

Must be a big corner,Stoke Newington to the Emirates.

In general the west half of London is better than the east (apart from Central where it makes no difference). SW postcodes are usually nice areas with affordable houses.

That is a massive generalisation, the east and west are very different and both can appeal depending on what you want. Liverpool St and the surrounding area has Spitafields, Brick Lane and all that comes with that, I lived there for a bit when I was younger and enjoyed it. Got fed up of the pretension eventually but had some great times there.

I’ve lived south between Tooting and Steatham Hill which feels a bit more ‘normal’ residential but in many ways I enjoyed it, it was very quite, quite leafy but also had a good night out in Brixton not far away.

I’ve lived in Walthamstow which despite a rough reputation was again quiet and residential, it had a few hidden gems, the dog track at that time and the trade-off for being less desirable area was the price and space, I paid less than I do now for my current tiny place for a spacious house shared between just tow of us, had two reception rooms, conservatory and decent garden. Can only dream of that now.

Croydon has a bad reputation but with the improved transport links and regeneration is attracting a new younger ground looking to get on the property ladder. New Cross is another area that is a little further out and that has been gentrified, largely down to being the home of Goldsmiths college of art. Where there are artist there are people with not much money looking for studio space, where that happens and an area becomes trendy it becomes gentrified and invariably the price goes up but that takes a few years, the artists are normally on to the next place by then. It was Hoxton, then prices went up and they all moved to Dalston, the same thing happens and they are in Peckham and New Cross now, you need to get in at the right time.

I now live in the NW (Kensal Rise, Queen’s Park) and it is my favourite are for this time of my life, has good pubs and restaurants but is a little more aimed at young families, has some good green spaces, community and easy to get in to town. Most likely out of OPs budget though unless you looks to cheaper neighbouring areas such as Kilburn or you can still get good deals in Wilesden Green, bigger properties with bigger rooms too.

If you want a nice area that isn’t as expensive perhaps consider somewhere not bang on the tube network, Crouch End comes to mind, lovely village feel too.

If you want greener have a look down the Thames pathway from Barnes out towards Brentford taking in Kew and Bushy Park.

Depends if you want a nice 'trendy' location, or if you want nice big accommodation. For both your looking at closer to £600 a week not month. But Yer, flat/house sharing is the best way to go. There are lots of websites for it, and if you start one up yourself then you get to choose your own housemates.

Its probably too late to get 'in' on it for the cheap, but Vauxhall is going to be the next big thing in a few years time.

Heading out East towards Redbridge/Havering would be cheaper but the cheaper price comes at a price (traveling into London and grotty areas)
-------------------

Bar Harold Hill and a bit of Romford, Havering is one of the better boroughs in London. And it's not cheap! I can easily think of 20 bigger sh it holes.

On similar lines to Vauxhall I'd suggest Elephant and Castle, you're a ten minute walk from the south bank.
