Spoke to a builder re having an extension done (its on top of an extension) to see if I could afford it. Turns out I can
No I know I need building permission etc and can do that but need to get someone to draw up the plans.
what should I be paying for this? and who to approach is what I need help with. or even how to do it myself if need be
advice appreciated, thanks in advance

In that instance is there a form of insurance or anything to protect people or does it just go to a receiver to pay back a pence in the £?

never, under any circumstances, write the final cheque for the last payment when there are just a few more little things to sort out.
"They'll come back in a week to finish it off" is accurate. If you replace next week with maybe next year but let's be honest...probably never.

Bit late on jumping in on this: But I would say Eggshell.
I was in the building trade and we used to use Eggshell paint in catering premises as it is washable. Pretty useful attribute for a kids room.
