Is he perhaps a bit worried by what he sees when he compares our situation with Forest's over the last 10 years ? Ground and stadium quality, Attendance levels, Position in league, Court orders to pay bills etc etc.

He hasn't sold the ground to himself,f another company has bought Pride Park from DCFC. Just that both companies have the same director. Transfer of assets between companies with the same directors is a common practice in business.
The ground was valued by independent surveyors prior to sale. Forest or Leeds could do the same although the valuation for the City Ground or Elland Road might be in region £80,000 unless the buyer could get permission for a change of use.

I think the valuation of the ground is wring so, it seems, do the EFL.

The independent surveyors might know a bit more about valuing assets than you or the EFL. The EFL struggle with football never mind surveying and you struggle with farting and chewing gum at the same time.
