In other news Chelsea have agreed a 450k fee for the transfer of Pjanic. The player is quoted as being willing to play for free.

I can only presume that's how the Daily Star/Metro/Guillem Balague and the likes write their sports 'news' articles.
First, are you using today's exchange rates, because at the time of many of those signings the Euro was worth between 30% and 50% more?
Secondly, are you taking into account transfer market inflation, or simply looking at those numbers from a 2016 perspective?
Third, apart from time left on contract, have you taken into account each players' age at the time of signing, or just thought about the reputation they achieved later (perhaps partly thanks to playing for Madrid)?
Finally, what is 'most of the time' and what's "really cheap" to you? Real Madrid have broken their own world transfer record 4 times in the past years. Barça have done so a few times in their history too. Both clubs pay top dollar for their signings.
Here's a few signings Madrid have made (in Euros) which I wouldn't call "really cheap":

Fabio Coentrao: 30m
Not really cheap at all imo.
