Maybe because it will be a constant source of income for years to come, especially when its all paid for.
Stadia have a shelf life of about 40/50 years, it will never go up in value.

The land will go up in value but there isn't really a market for pre-owned football stadiums even in London.
I've noticed that certain clubs (West Ham, Arsenal and City spring to mind) will give their attendance as a capacity when you can clearly see plenty of empty seats. The excuse thats always given is that the tickets are sold and of course the Prem aren't going to change anything as they want to give the impression that the product is putting as many bums on seats as possible.
It would be good if clubs were forced to admit how many people are actually in the stadium but that isn't going to happen.
I'm not sure what your saying is correct about a stadium life span. Most clubs have been on there current land for one hundred or more years.
