I’m starting on this properly now.
It says that it’s theoretically ambiguous, which is fine theories are theories but it’s talking about immigration causing the more affluent natives to move out thus keeping house prices the same as there is a native out-migration to offset. They may deal with my point later in the paper but that out-migration is leading to increased demand just in other areas similar to what we see certainly in London with ‘gentrification’ of cheaper areas when flooded with yuppies/hipsters bank of mum & dad types so it’s still increasing pricing but spreading it rather than it being focused.
Fk me this is a proper paper with bloody equations exhaling the modelling!! MAMBA!!

I’ll add another insight on this
- the study is using some data from the 90s to 2010 but the house pricing data is 2003 to 2010. Now those years were certainly boom years for immigration and house prices from 2003-2007 and whilst it acknowledges the 2008 crash and its effects of average house prices, it fails to explain why cheaper areas grew the most (proportionately) and then decline more when a crash occurs. It links this change to higher out-migration and lower wage brackets.
What really happens with property value trends is this (generally not absolutely):
During periods of growth:
- more expensive areas grow consistently and well
- less expensive areas grow less consistently but also well. However, cheaper areas can and do experience huge booms during growth periods as people move to or choose cheaper areas because they cannot afford the area they originally wanted so that area goes up a lot in value percentage-wise, much more than anywhere else.
During periods of decline:
- more expensive areas hold their value much better. Lower supply wealthier owners and buyers and driving market forces remain consistent. A billionaire won’t sell for a lower price whereas normal people might have to. These areas will also stop to grow again but less desirable areas
- cheaper areas suffer more as the owners don’t have as much holding power, entry level buyers are affected much more by a recession and have less buying power and less buyers generally. Less buyers, weaker sellers financially speaking, more defaults & repossessions leads to much bigger drops

I personally think we're just kicking the can down the road by encouraging people to have children.
I always find it odd that people complain about the UK losing talent to other countries (Australia, US, Canada) but don't have a problem with the UK poaching other countries talent. We don't care that we're leaving the likes of Poland in the shiiit because we're enticing their younger generation.
