A major part of the problem is the notion of house builders providing “affordable housing”. They don’t. They make a payment to the local authority who then spend the money elsewhere.

And then there’s the legislation, lack of trades and lack of building materials. We just don’t have the capacity.

Probably unfair to judge them on this year's build numbers given they weren't in power for the first 7 months and need time to implement the policy. I wouldn't even think of looking at annual numbers until next year.

Also, the whole idea of a stretch target is that if you fail to meet it, you still progress. If they improve the numbers year on year, that would still be a success in my opinion. Especially given the previous government failed to ever reach their target of 300,000 new homes per year.

Sure, but if I took over a 4-5 year project which had a huge stretch target; my first 6 months wouldn't be looking at producing immediate tangibles. It would be front loading the work that enables a ramp up to happen to meet the target i.e. policy, planning contracts etc.

If you only judge on tangibles in the first 6 months on a project of this scale, you are doomed to keep repeating the same failures that previous administrations have as you are just trying the same thing again.

If over next year there isn't quarterly improvement, then you can really start to question it, as nothing has changed.

Of course but you also I’m sure understand that 4-5 years in construction is quite a short time span.

With all the planning barriers in place, the lack of money and the nimby brigade I’d have thought serious work would be going on to pave the way in those respects.

Even after all that there just isn’t the number of tradespeople around these days. And mind that there is a prison build programme and a huge NHS and schools refurbishment focus as well. Then there’s already the day to day stuff which struggles already to find enough of a workforce.

Why do you think the BBC and the licence keep coming under fire? There's many that would like to see the BBC finished. That goes for the NHS too.

Well that got very shouty. Alex Burghart was going red in the face as he roared across the dispatch box at Angela Rayner “if you don’t vote Labour, they don’t care about you!”

The government always gets the last word in these exchanges and Rayner used it to deliver a lengthy diatribe on the “same old Tories".

The deputy PM appeared unruffled by her new adversary. But Burghart gave a good account of himself, speaking up for farmers - a subject close to Tory hearts.
