Pretty much every Call of Duty since Black Ops yet I still buy it every year.
Skyrim, but only because I hyped it like nothing else. Will never live up to Oblivion or Morrowind in my eyes.
Every football game since last pro evo on the ps2.
Every single GTA that has come out since San Andreas.

The latest Final Fantasy. Such a let down.
The various Call of Duty games.
all the sequels to Fable-seriously, that series had the potential to be an all time classic, just got worse though as the series progressed
also Star Wars bounty hunter. what a brilliant idea, so abysmally executed though
Final Fantasy 12 was so disappointing. It was the final nail in the FF coffin after the poor FFX-2.
Also, MW2 was another one of the biggest disappointments for me. I loved MW1 but MW2 was very poor.

Far cry 2, AC brotherhood and revelations, Uncharted 3 (multiplayer only) all major dissapointments
Also for me MGS: guns of the patriots had SO MUCH video it killed the game imo. Never got any real momentum going.
Every Final Fantasy after X (Number 10).
FF XIII was the nail in the coffin for me. Yea it looked beautiful, but the gameplay sucked.

Fable 3...im still seething at the loss of potential there!
Mass Effect 3... the ending ruined the trilogy 4 me.
I also didn't think La noire was too bad, horrific ending though.
Got to say with Rockstars in between projects like Red dead redemption and La noire- GTA5 should be immense.
Farcry was another massive let down.
Duke Nukem Forever - Words fail to describe how much of a letdown this game was.
Enjoyed final fantasy 12 although I had a bad feeling that it was going downhill...
Then I saved my money and bought a ps3 + FF13 and I can honestly say I've never been so disappointed at a final fantasy game... Cannot believe they made a 13-2 aswel

A bit short though Sideshow.
Unlike films, games tend to get better when a sequel is made. There are exceptions however.
The latest Ghost Recon broke my soul.
The game that was on Grandma's Boy was an actual game that was cancelled mid development. Thought it looked great.
When Sega called it quits in the console war
Not that I hated it or anything but Skyrim and to a lesser degree Oblivion never got close to the magic Morrowind created.
