What's the distance between the two locations? If not too prohibitive, why not commute? I'd think redundancy would be an option, too.

Half an hour by car. Redundancy sucks unless you have 20 years in and you're nearly retired. The most you get is about £20k, that's not even a year on minimum wage. That's statutory by the way, hopefully there's a Union that can negotiate better terms.

£20k tax free is lovely if you can also find another job within a few months. Lots of uncertainty about finding new employment but it can work in your favour too.

until Jim/INEOs/Trawlers/Whoever they are... finally own the Club LS&B I cant see them building a £2B new stadium or redeveloping the existing one, as minor shareholders, on behalf of the incumbent, American, majority shareholders.

If delivering your stadium is dependent on wider regeneration master planning and the relocation of the rail depot, that might well add a couple years to your time line.

A comprehensive refurb would be comfortably deliverable this side of 2030. I dont think a new build would be if it's dependent on such massive wider regen.

The consultation being led by architect Foster + Partners doesn't include the stadium itself, only the surrounding around of which the majority of land is owned by the club.

There is to be a separate project for the stadium, which Foster + Partners are no doubt hoping to win too given they're also already leading on the training ground project.

There is concurrently a process being undertaken to decide whether to renovate or re-build with a decision due by Christmas on which way to go. I'd be shocked if it isn't a new-build solution, which would very likely see the demolition of OT rather than retention with reduction in capacity. They've been clear they're not out to create a 'sports village' of the likes across the City but rather want the wider development to be conducive more to something like the regeneration seen around Wembley i.e. creating a new community and more importantly improving the environment to make the stadium a 7 day a week venue so they can drive revenue for alternative uses such as conferences as well as increasing dwell times etc on match days by providing places to gather before and after games - personally would love to see something like the 'fan park' at Dortmund recreated in a better format as that was brilliant fun. Not going to be difficult to improve upon what's currently there (or not there as the problem lies).

Don't expect to know anything this side of Christmas however, they're very much in gathering mode if they're seeking opinions now.

In think that in the cold light of day since Jim's initial public proclomations of his dream of a 'Wembley In The North' along side a cut-down existing stadium 'for the girls', the reality is that the best option will probably be a refurb to the existing one in the end. Gary Neville (who is on the exec planning panel) is now openly talking up the refurb option these days.

I just need a decent modern stadium where all things work properly (with large TV screens at each end) that I can park up close to and get in and out and away from on match days (especially evening games) as quickly as possible. It seems they want to create something new completely opposite to that which encourages you to stay around after games. Why would you want to do that especially on a wet and windy school night? Like tonight for example.

Lifts or escalators would be nice if you have seats right at the top tier, especially for older fans.
