Reasons behind OS Decision Delay?

That's why i said terms&conditions YET to finish..

And thats why i asked how you can say its a good deal if you dont know what the deal(s) (or T&C's) are.

posted on 6/12/12

If it's not a good deal why would we place a bid at the first place?

Chicken brain..

muffinboy......................................The reason you bid originally was because the club thought it would get the OS on the cheap & just for themselves. Since the original bid the goal posts have moved several times & this means that WHU are now looking at considerable outlay from themselves if you are to become the tenants. You cannot expect the taxpayer to pay the cost of retractable seating (£130-150m) when the beneficiary is a Premier League Club..........

Do you know what Preferred Bidder actually means?

Maf,

Placing a bid & making a deal are 2 different things.

As i say, you dont even know what the deal is. It might just mean you break even - so how is that a good deal?

PS. A Chicken brain is better than just a hole in the head.

"A Chicken brain is better than just a hole in the head."

The hole in the head might be a bit of "trepanning" .

RDBD,

I think someone has certainly taken a trepan to some people's skulls on this board.

I know. Neither they don't want to waste 480 mill stadium and become a white elephant. You still didn't answer my question, why it bothers Spurs fans so much?

We know the deal but we don't know T&C's.. again Chicken brain

Morning Chicken/RDBD................................I think muffinboy is getting carried away & not really understanding the processes involved in a deal such as this.

Not sure muffinboy's hole in his head is a trepanning, more likely a lobotomy!!

Maf,

What is "the deal then" in full?

This should be interesting....

Still so much Grieves..

The deal is, we made a bid and the authorities made us preferred bidders..that's the deal. We can reject it if T&C are in our favor.

Again, I refer you to the Newham 'A4 sheet' debacle at the time of the first OS tender process.

How stupid can one person be?

I will explain things to you very slowly.......................

Firstly as you didn't answer my earlier question I will take it you do not know what Preferred Bidder status means: It is not a contract, it just allows WHU the advantage in that they will be allowed to negotiate the 99 year tenancy & providing they meet the LLDC requirements in terms of finance and any increase in building costs, then they should get the tenancy.

There is NO DEAL as yet, this is only the next stage of the process and is possibly the trickiest part. West Ham will have to put in place guarantees to satisfy the LLDC that they are not going to move in and just sell up in the couple of years.

Any profit from such a sale will most likely have to be shared with LLDC as a condition of the lease. West Ham will not have full catering rights in the stadium either, these will mainly go to LLDC.

The LB of Newham is allegedly prepared to put more money in to help West Ham, although quite where they get that from I do not know. They are the one of the poorest councils in the UK & actually run on a growing deficit & thier budgets are shot to pieces.

There will be a lot of hoops for West Ham to jump through and considering you are £50m in debt, moving to the OS will increase that debt burden.

And for the record before any "deal" can be ratified the T&C's must be signed off and agreed by both parties.

Karren Brady also intimated in the papers that thousands of East Londoners would be able to see PL football free once WHU are insitu..........Good way to make money there then!

That is not the deal muffinboy..............................that is only the next step in the process. If nothing else you might just learn & understand some new things today. Not sure you will though!

A quote from Grieves few days back...

"They are saying they will need public funding in order to facilitate the seating. It is unlikely that will be granted, given the amount of public money already spent on the OS."

Right, we heard, it is very unlikely now..

This man knows too much about football and finances of Newham council.

muffinboy....................................You are the one who comes on our board or Arsenal's sputing rubbish about us. I thought I would give you some stick but unlike you I am using true facts & figures.

It should concern you that a financially inept London Borough (especially if you are a council tax payer in Newham) can afford to give millions to a Premier League club who themselves are millions of pounds in debt, instead of utilising said money where it would be most useful.

Just for the record, I was involved with the Olympic Delivery Authority with responsibility for CompeteFor (look it up) and managing the 5 Olympic Boroughs with regard to contracts for the OS & the other venues at the Olympic Park, so I have a very intimate knowledge of these Boroughs & their financial regulations and budgets.

In answer to your question, No I am not LB Newham's financial adviser, however if I was then I would be recommending a very close scrutiny of the Business Case used in allotting taxpayers money to a private venture.
What guarantees are in place to safeguard this money in the event of WHU going bust? What rate of interest are we getting on the repayments?

Try & do some homework & make things a bit more difficult. It is too easy to shoot you down all the time!
